45 Lake View Drive Variance and Special Permit
Context
Contractor Raymond Bonville, for the owners (a three-generation family camp), seeks a special permit for a pre-existing nonconforming ~30x100 ft lot and 10 ft variances on each side (5 ft proposed vs 15 ft required) to rebuild a camp destroyed by a tree in April 2022. The old camp was demolished without a permit in October 2024 (stop-work order, hazardous material); a demolition permit followed in February 2025 and removal was complete about March 2025. The new house is somewhat wider than the old. The plan filed with the building department shows a 12x23 deck missing from the plan given to the ZBA; the board wants one revised plan with deck, stairs, and exact side distances. Abutter Kim Mason (51 Lake View) is generally supportive but concerned about width, height, and closeness. Names are ASR-approximate.
Status
Continued to October 27, 2026 for a revised plan; possible informal site visit.
