46, 51 and 52 Modoc Street

Context

Notice of Intent CC-2026-054 by St. Anthony Realty, LLC for the remaining lots of a subdivision at 46, 51 and 52 Modoc Street, under the City ordinance. Attorney Donald O'Neil and engineer Joseph Graham presented a revised layout of ten dwelling units in five semi-detached structures, each with its own infiltration chamber. A new filing was needed because the 2018 approval expired before these lots were built.

Status

Order of Conditions issued 3-0 on 2026-08-24 after staff said earlier concerns (perimeter controls, planting plans, stormwater calculations) were resolved. Of note, the road is already built and Eric Flint pointed out from aerial imagery that the lots already appeared cleared with some foundation excavation begun.
